The rhythm of the Southern Maine (Cumberland County) real estate market is shifting noticeably. What was once a predictable late-spring cycle now begins earlier and moves more quickly.
In recent years, March has started to feel more like May, with buyers beginning their searches earlier than they once did, influenced by flexible work arrangements, evolving lifestyle priorities, and the enduring appeal of Maine’s coastal communities.
Over the past five years, Maine housing data shows a clear shift, with the winter slowdown easing and market activity returning as early as late February.
“In Cumberland County, the spring market typically gains momentum in March and accelerates through April and May. MaineHousing data shows new listings jumped nearly 30 percent from April to May in 2025. For sellers, listing ahead of that surge can mean less competition and stronger visibility before inventory peaks,” says Erin Haber, a partner/owner at Town & Shore Real Estate.
Well-prepared sellers often see multiple showings, strong offers, and competitive interest, whether it’s a luxury condo on Portland’s West End, a historic Colonial in Yarmouth, or an ocean-view property in Cape Elizabeth. Conversely, sellers who delay listing may miss this early window. Early preparation can mean less competition and more focused buyer interest right from the start.
After a long Maine winter, buyers often return to the market with renewed focus and a readiness to act, especially in Southern Maine’s competitive communities. From the historic streets of Portland’s Old Port and West End, to the scenic woodlands of Cumberland, and the coastal stretches of Scarborough and Cape Elizabeth, buyers are prepared to move forward quickly.
“Our experience working with buyers across the region highlights a consistent seasonal trend: families are eager to move in time to enjoy Maine summers, whether on the water, on the trails, or at the beach. In 2025, that urgency translated into market activity, with median days on market declining to nine days in both May and June—the lowest point of the year by a considerable margin.” says Susan Lamb, a partner/owner at Town & Shore Real Estate.
Maine buyers are often drawn to homes that offer the right location and the ease of being move-in ready. Homes that enter the spring market early tend to see stronger interest and a greater sense of urgency, which can lead to stronger sales prices. For sellers, listing earlier also helps avoid the added competition that arrives later in the season, when more inventory comes to market.

Minor updates, such as refreshed lighting, modern hardware, soft coastal paint palettes, and updated bathrooms can make a meaningful impact, particularly in Cape Elizabeth coastal estates, contemporary Falmouth homes, or historic Portland properties.
Premium photography and targeted marketing play an important role in luxury real estate, especially as many buyers begin their search online from cities like Boston, New York, or San Francisco. Showcasing a home well goes beyond listing details. It’s about presenting the home thoughtfully - from ocean views and historic architecture to custom finishes and craftsmanship - and making sure it reaches buyers actively looking for that level of quality.
